RVP Capital is an investment management business catering to investors who desire cash-flow with longer-term capital appreciation. Focused on acquiring RV Parks, we are finding investment opportunities where we can add-value to increase cash-flow through improving the property with better aesthetics, amenities, management and expansion opportunities.
Our investments, along with the added-value approach, are designed to create a community orientation for residents who live the RV lifestyle but want a home base with other RVers who desire a nice place to live at a cost that is less than an apartment and with the flexibility to come and go as they please.
Our business model is focused around securing a predictable income stream for our investors who desire regular cash distributions.
We do this by creating safe, clean and affordable communities that RVers will use as a home base for their agile lifestyles. A community orientation creates occupancy stability and combined with low maintenance costs, and virtually no refit costs associated with resident turnover, we are able to create a consistent income stream for cash distributions. Our Parks are for rent only, and we invest in locations within a metropolitan area with access to jobs, medical care, schools and nearby amenities. Our parks are pet friendly, have excellent Wifi and onsite management to insure a quality living experience for our residents.
The RV lifestyle is a rapidly growing trend evidenced by the fact that over 9 million households now own an RV, a 16% increase since 2011 and a 64% increase since 1980. Currently, the “Baby Boomer” generation make up the largest segment of the RV market as they look for low cost forms of retirement living alternatives. Additionally, the “Millennial” generation is a growing segment of the industry. The Recreational Vehicle Industry Association (“RVIA”) states that RV ownership for those aged 35 to 44 increased from 18.4% in 2015 to 20.8% in 2018. For those aged 25 to 34, RV ownership increased from 5% to 8.1%.
Onwership of RV parks is very fragmented and there are currently over 1 million RV camp sites in privately owned RV parks and campgrounds in the United States per the National Association of RV Parks and Campgrounds. This provides us with a great opportunity to find the right acquisitions that will conform to our investment model.

Rand Stephens has been an active developer/investor for over 30 years. Having began his career in 1987 with the Trammell Crow Company, Rand has developed and acquired several million square feet of industrial and office properties. An entrepreneur at heart, Rand is very excited about the burgeoning RV park investment category and the opportunity to create current income and long term wealth for his partners.

Brandon Bean has more than 15 years of commercial real estate experience, and has specialized in helping investors/developers with the valuation, underwriting, acquisition and disposition of investment property.
During his career, Brandon has completed more than $350 million in multifamily real estate transactions. He applies much of his multifamily experience to the underwriting process he has developed for RV parks. Brandon is passionate about the RV park as an investment vehicle to create significant cash-flow returns for our partners.
